The subject property is located on US 17/Ogeechee Road just east of Dean Forest Road. While it is not anticipated that traffic on residential streets will be impacted, the ingress/egress will be across the street from Salt Creek Boat Ramp and Park and the Progressive Recreation Center. US 17/Ogeechee Road is a four-lane highway with a center, dual-left turn lane. Trucks leaving the site to access Dean Forest Road, the Georgia Ports Authority, and I-16 will make a left turn across US 17, which is of particular concern. 4. Will this request place irreversible limitations or cause material detriment on the area similarly zoned as it is or on future plans for it? This property is located directly across from the Chatham County Park and Boat Ramp, which is the only boat ramp in Garden City and includes a community park with a pavilion, picnic tables, and playground. This is also a major gateway into Garden City for travelers heading north on US 17/Ogeechee Road. US 17 is also the north/south corridor of the Georgia Bicycle Route for coastal Georgia as designated by the Georgia Department of Transportation. Two of the adjacent properties are also zoned as residential-agricultural. Rezoning of these properties to industrial could have a detrimental impact on the area. 5. Is there an imminent need for the rezoning and is the property likely to be used for the use requested? The property, if rezoned, would likely be viable for a warehouse facility, particularly close to the Savannah Port of the Georgia Ports Authority. 6.
