COMMON OPEN SPACE A parcel of land or an area of water, or combination of both land and water, within a site designated as a planned residential development district and designed and intended for the use and enjoyment of the residents of the planned residential development. "Common open space "does not include streets, alleys, parks, off-street parking or loading areas, public open space, or other facilities dedicated by the developer for public use.
