B-3 Regional Commercial Zone. (1) Permitted uses. (a) Uses permitted and regulated in Subsection A , above. (b) Nursing and rest homes not to exceed 75 patients or guests at any one time. (c) Bakeries employing no more than five persons. (d) Regional shopping centers as follows: [1] In any comprehensively planned regional shopping center, the location of main accessory buildings on the site and in the relation of one another, the traffic circulation features within the site, entrances and exits, the height and bulk of buildings, the provisions of off-street parking space, the provision of other open space on the site, side yards and setbacks, the display of signs shall be in accordance with the site plan or plans approved by the Planning Board after a public hearing thereon held in accordance with the requirements of law. Such plans display the direction of north and include a key map showing the overall location of the site in relation to the community. [2] The site for a comprehensively planned regional shopping center shall have a minimum depth of 700 feet from the front line, a minimum frontage of 300 feet, minimum side yards of 300 feet each, a front setback for any building 150 feet from the center line of the street in front of the premises, a rear line setback for any building 100 feet from the zone line or the rear property line, whichever is less. The buildings thereon shall be restricted in height to a maximum of 30 feet. Buildings contained thereon shall not exceed 25% coverage of the entire tract within the site and the off-street parking area, including roads and turning space shall be at least three times the area of the total gross rentable area of all buildings; such parking area to provide at least eight off-street parking spaces for each 1,000 square feet of gross rentable area. (e) Auto sales rooms. (f) Recreational and amusement facilities such as bowling alleys, indoor skating rink and indoor theaters. (g) Tattooing and body-piercing establishments on lots with a minimum frontage of 250 feet along a state highway (US 206). [Added 6-15-2010 by Ord.
