The district would accommodate destination retail and service uses, characterized by either a larger single business use or the consolidation of numerous uses in a building or planned development, with consolidated access. This district is intended for application in activity centers. K. CB Central Business District. 1. Intent. The CB District is intended for application in the Town of Kernersville. The district is established to encourage high intensity, compact urban development. The district is intended to accommodate a wide range of uses, including office, retail, service, and institutional developments in a pedestrian- oriented setting. The district also accommodates high density residential development. These uses may be mixed on the same tract or within the same structure. 2. Additional Zoning Requirements Specific to CB Districts a. Design Requirements. Examples of typical design requirements for this Section are included in the Town of Kernersville Land Development Manual. b. Streetyard. Please refer to Article 5 Section 5.3.4.B.5 for streetyard requirements applicable in the CB District. 3.7 Industrial Zoning Districts - Intent and Regulations These industrial districts are established to accommodate enterprises engaged in the manufacturing, processing, or assembling of goods, merchandise, or equipment. The standards established for these districts are designed to promote industrial development and to protect nearby residential areas from undesirable aspects of industrial development.
