(a) Uses and structures permitted by right. The following uses and structures are permitted by right in the GB general business district, subject to all other applicable requirements of this appendix, provided that any newly constructed or enlarged building containing greater than 30,000 square feet of floor area devoted to retail and related accessory use shall require a special use permit: (b) Special uses. The following uses and structures are permitted in the GB general business district, subject to approval of a special use permit by the town council as set forth in article VII of this appendix: (1.1) Any newly constructed or enlarged building containing greater than 30,000 square feet of floor area devoted to retail and related accessory use Recommendation: Remove provisions for screening of parking in the front yard and replace them with more comprehensive parking location and screening standards to be added in Article V. Justification: Parking location and screening is a significant factor in making streets more visually attractive and walkable. The provisions for parking lot screening should apply more broadly and not just in the G-B District. They should be addresses comprehensively as part of development standards in Article V. Suggested Amendments:
