Teal Spring Subdivision, Sheridan, WY 82801

The Teal Spring Sheridan subdivision is a high-end residential and commercial development located in Sheridan, Wyoming. This development offers a range of opportunities for both future residents and investors. The finished development will include 57 premium residential lots, with 13 lots featuring Little Goose Creek frontage, and six commercial lots (one already sold). Residential lot sizes range from approximately 1/3 acre to about 1.1 acres. The developer is planning an independent senior living village on-site, as well as other commercial and multifamily developments. The residential lots are designed for residents to build executive-style homes. The Teal Spring community design includes over 22 acres of open space, with more than 16 acres of natural wetlands and 5½ acres along Little Goose Creek, preserving the site’s natural beauty and providing wildlife habitat. Paths will wind through the open space. Private access to both sides of Little Goose Creek extends for nearly 1/3 mile. Stream restoration was completed on half the river frontage in 2022, with the second half recently finished. This restoration provides easier river access, improved fishing and wildlife habitat, and long-term preservation of the riverway. Amenities include a small covered picnic shelter along the river and a wide sidewalk on one side of the road designed as a path connecting to the City of Sheridan’s trail system. Water rights allow lot owners to use river water for lawn watering, rather than city water. The developers recently received City Council approval, and final documentation is expected soon, after which infrastructure construction will begin and lots can be sold.
