    Located in the agriculture production-rich Texas Panhandle, the Sherman County State Line Farm encompasses approximately 1870 acres. The property is accessible via a paved road along the northern Sherman County state line boundary, situated between Stratford and Texhoma. The farm offers diversity, suitable for cattle, corn, cotton, and wheat production. Stratford, the county seat of Sherman County, is located roughly 18 miles southwest of the farm headquarters and offers banking, grain elevators, and a school system. Texhoma, Oklahoma, is nine miles east of the farm and features a strong agriculture community with a history of cattle, corn, and wheat production, along with local banking, grain elevators, and a livestock auction. The property includes approximately 789 wet acres under seven pivots, irrigated by Zimmatic and Valley sprinklers. Most of the corners are tillable acres. The eastern side of the farm has approximately 722 acres of native grass. There are six irrigation wells pumping a combined 2675 gpm, with potential for more production. Upgrades include several miles of three-phase electricity, four electric motors with VFD panels, and a second booster pump. The farm has been converted to include 255 organic wet acres, with another 230 acres planned for conversion in 2024. Improvements include cattle working pens with a hydraulic chute, crowding circle, covered load out, 500 ft of bunk space, automatic water tanks, and a second set of pens on the west side, cattle water tanks across the property, 8,000-bushel grain storage, one submersible at the house, seven sprinklers, four electric motors, two Cummins engines with turbines, two booster pumps, and a domestic well at the house. There is also a 2600 sq ft home including 2-bedroom, 2-bath, loft area, safe room, 2-car garage and a shop roughly 40x45. The farm is in the North Plains Groundwater Conservation District. Water rights are available under all acres, including the native pasture.
