A Florida-licensed architect must design the residence, and home designs require submission to the architectural review board. Construction must be completed within 24 months once started, and the carriage house cannot be rented separately from the main house. The community allows both long-term and short-term rentals. The property is located close to the beach, the Gulf of Mexico, and the Timpoochee Trail, a 19-mile paved bike path. It is also near Blue Mountain Beach conveniences such as Redfish Village, Redfish Taco, For the Health of It Market, Blue Mountain Creamery, Blue Mountain Bakery, Bike Daddy's Bike Shop, McTighes, Blue Mabel, and Grayton Beach State Park. The nearest public beach access, with parking and restrooms, is a half mile away at the south end of Highway 83. Blue Mountain Beach has the highest elevation on Florida's Gulf Coast. The surrounding state parks offer outdoor activities, and the coastal dune lakes provide opportunities for kayaking and paddleboarding.
