Oklahoma Ranch with Renewable Potential
The DOK Ranch is a versatile property encompassing approximately 10,504 acres in Atoka County, Oklahoma, with an additional 2,600 acres that could be bought. The ranch combines natural features, timber resources, pastureland, and renewable energy potential. The topography ranges from 460 to 760 feet in elevation, with slopes from 3% to 29%. The soils are predominantly Bernow fine sandy loam, Bosville sandy loam, and Wrightsville silt loam. The native grasses are characteristic of southeastern Oklahoma’s Cross Timbers and Rolling Red Plains ecoregions. The land includes over 3,800 acres of gently rolling pastureland suitable for grazing livestock, with the capacity to maintain 2,500 head of yearlings or 800-900 cow/calf pairs. The ranch has perimeter fencing and some cross fences. The property is rich in white oak, elm, and red oak, providing timber resources. Over 2,500 acres of forest canopy offset more than 12,600 tons of CO annually, with reforestation potential across 7,000+ acres for carbon credit revenue. The property is suited for renewable energy development, with up to 9,988 buildable acres for solar leases and wind production potential. It is located near a 300 MW transmission line and substation. The ranch is traversed by over 17 miles of creeks, four of which support spring-fed pools, perennial flows, and seasonal flood plains. These waters feed 62 ponds and potential lake sites. Wildlife includes white-tailed deer, eastern wild turkey, bobwhite quail, fox and gray squirrels, and waterfowl species. The property is located 14 miles outside of Atoka Oklahoma, 108 miles from the DFW Metroplex, 144 miles from Oklahoma City, and 146 miles from Tulsa, OK.
