This improved industrial and manufacturing site is located just off U.S. Highway 280 and adjoins a Norfolk Southern Railroad main line in east-central Alabama, approximately midway between Birmingham and Auburn/Opelika. The property features a granite formation that has been drilled and tested, with total proven and probable high-grade granite reserves estimated at 349,319,735 in-place tons. Approximately 20 acres have been graded to the railroad elevation, incorporating stormwater drainage systems. About half a mile of gravel roads are constructed to accommodate heavy truck traffic. Several reports have been performed on the property, including a Wetlands Delineation Report, Phase I Archaeological Study and Evaluation, Boundary Survey, Topographical Survey, Overburden Assessment and Core Drilling Report, and a Norfolk Southern Railroad Access Conceptual Study. The property is located within a New Markets Zone and Opportunity Zone, potentially offering tax advantages and incentives. Potential uses include manufacturing plants, sawmill/timber manufacturing and storage, granite quarry, and/or a logistics hub. The in-place improvements and existing study reports may accelerate expansion timelines.
