FM 562, Anahuac, TX

This approximately 3,560-acre property features about 2.2 miles of Trinity Bay shoreline and approximately 5 miles of frontage on FM 562 (Smith Point Rd). Approximately 1,739 acres are subject to a Conservation Easement. The property is located near Moody Wildlife Refuge (3,700 acres) and close to Anahuac National Wildlife Refuge (34,000 acres). A $4,545,000 grant for the Gordy Marsh Restoration and Shoreline Project has been approved for funding by USFW and the Texas General Land Office/Coastal Erosion Planning and Response Act (CEPRA). The project construction may commence in 2023. The grant aims to preserve and protect approximately 2 miles of Trinity Bay shoreline, enhance and expand shoreline acreage and the quality of shoreline habitat, and enhance the quality and sustainability of natural habitat. The property has Entergy electric service, as well as water and sanitary sewer service from the Trinity Bay Conservation District (TBCD) in the FM 562 right-of-way. Rights of hunting, fishing, grazing, and interior road maintenance are preserved throughout the 1,739-acre Conservation Easement, and rights of ingress/egress are preserved to the 59-acre Trinity Bay waterfront hunting lodge location, which is excluded from the northwest area of the Conservation Easement. Aside from agricultural use, the property could be used for corporate events, family reunions, and/or hunting water fowl, white-tail deer, feral hogs, alligators, and dove. The owner may subdivide approximately 1,000 acres, more or less.
