Overview
The tracts are located in Foard County just a few miles north of Hwy 70, north of the Thalia community, between Vernon and Crowell. Each tract has county road frontage along County Road 239 on the west side. A line from Thalia Community Water runs down the road, though no new meter taps are currently being granted on that line. A Syntrio fiber optic line also runs down the county road.
From a farming perspective, the land is currently dryland and does not have groundwater underneath it for water wells, and there is no irrigation available via well. Each tract contains natural gas wells with small risers and underground pipelines; the pipelines are stated not to affect the ability to farm. The owner does not own mineral rights, so no ownership in the wells transfers at closing, and the current farmer can continue farming at $25 per acre annual cash rent if desired.
