    This offering consists of approximately 222 acres of industrially zoned land situated along the I-85 corridor. The property, located on Valentine Industrial Parkway, features a gently rolling topography and is serviced by water, sewer, natural gas, and fiber. The seller has received approval from Jackson County to abandon the western portion of Bill Wright Road and its current intersection with Valentine Industrial Parkway. The seller has also obtained the necessary permits and has started construction on the realignment of Bill Wright Road. The abandonment of the southwestern portion of Bill Wright Road will establish a direct route and a new intersection onto Valentine Industrial Parkway, enhancing the site's efficiency. The new alignment of Bill Wright Road is designed to accommodate heavy industrial truck traffic in terms of both weight and volume. It will also include a new 12-inch water main and a new 15-inch sanitary sewer line, with completion scheduled for November 2023. An approximately 118-acre site was recently sold to a logistics company, and the development of their site and the construction of their facility are scheduled to run concurrently with the realignment of Bill Wright Road. The remaining 222 acres provide convenient access to both Exits 137 and 140 of I-85, as well as Highways US 129 and GA 82. Valentine Industrial Parkway includes an overpass of I-85 to Hog Mountain Road, running north and south. The site has completed DRI and Jackson County "general industrial" (GI) zoning is in place for the entire site.
