The almond mix is 50% Nonpareil, 25% Monterey, and 25% Wood Colony. The property benefits from multiple water sources, including six irrigation wells and surface water rights through the Lower Tule River Irrigation District, with seven turnouts on the canal. The Lower Tule surface water has sources from both the Friant Canal as well as the Tule river giving it a strong allocation. The almonds are irrigated with canal lift pumps, reservoirs, booster pumps, filter stations and fan jet systems. The property is located on nine parcels with Tulare County APNs 300-130-002, 015, 016, 025 & 300-080-021, 022 & 300-140-001, 002, and 020. The zoning is AE40 - Exclusive Agriculture, with a 40-acre minimum parcel size. According to USDA California Revised Storie Index, the soils are Class 1.
