All notes mature prior to the senior mortgage maturity date. The underlying assets include ten multifamily properties, four hotels (each in separate entities), one self-storage facility, and one single-family portfolio. A confidentiality agreement is required for access to detailed property addresses and loan documentation. Tier 1 diligence includes loan tape and deal one-pagers. Tier 2 diligence, accessible after proof of funds, provides executed contracts, entity documents, property documents, and sponsor background checks. The minimum investment is $100,000, with preference given to bids at or above the asking price, faster closings (before March 29, 2024), and larger investments. A 2% non-refundable deposit is required within 24 hours of the final bid due date. Indicative bids are due March 13, 2024. Buyers may participate in the entire pool or select specific notes.
