Hillside Campground is a seasonal hospitality property in Northern Michigan designed around a spring-fed, stocked 2-acre pond. The operation includes five rental cabins located by the water, along with a 2,500 sq ft main house that features completely separate entrances for the upper and lower levels. A standalone camp store/office building is also optimized as a fully functional sleeping unit with its own bathroom, supporting an on-site revenue mix.

The property includes 45 RV and trailer sites, with 25 premium sites offering full hook-ups suitable for larger rigs and 20 additional sites providing dedicated water and electricity. Extensive underground septic infrastructure and existing water-and-electric lots are already in place, enabling expansion up to 100 sites, including the ability to add full hook-ups. The utility footprint is supported by three dedicated water wells, a bathhouse, pump-out facilities on site, and a backup generator positioned in the garage for final hookup.

For day-one operations, the offering includes a professional grounds equipment package, including a John Deere 1600 mower and a tractor with a PTO mower, along with additional groundskeeping tools.
