Overview

This 960-acre property features mostly native range land and a 1392 sf ft. two-story chalet cabin. The cabin is situated on the south side of Grasshopper Road, within 400 acres, and offers views of the valley and mountain range. The land is fully fenced for cattle grazing and includes several springs and two seasonal ponds. The 400 acres can support approximately 35 pairs of cattle from April to November, depending on weather conditions. A meadow area shows signs of past dry land farming. A gravel road provides access to the cabin, winding along the meadow's edge. The cabin's main floor includes a mud room, an open living, dining, and kitchen area, a bedroom, and a bathroom. A wall of windows and a glass slider open to an open deck. The kitchen is equipped with a double oven, gas cooktop, refrigerator, and microwave. The second level features an open bath/bedroom concept with space for a family room or office, windows, and a glass slider opening to an upper balcony. The home has waterproof vinyl flooring, excluding the stairs. The basement, not included in the square footage, is an open space with a concrete floor, washer, dryer, and water heater. A side door leads to a carport under the deck. The water well is housed in a small building near the cabin. A metal storage building is also present. Power is supplied by Surprise Valley Electric Coop. Located 2.5 miles west on Grasshopper Road, the 560 acres on the north side are fully fenced and used for grazing, accommodating about 25 pairs for the season. There are three grain bins and two gravel pits on the property. A domestic well and an agricultural well are located near the grain bins and toward the road, respectively. Both sections are in the Williamson Act and border public lands in several areas. The ranch may qualify for landowner deer tags. The property is located approximately an hour from Susanville and 15 minutes from Eagle Lake.
