Directions Confusing because 380 Granite is one building ( Building #2) , and uphill from that, fronting on 24th Street is the other Building #1. Best to park at 380 Granite, if possible. There is a carport and hopefully three extra parking spaces outside carport and available.. Easy to walk uphill to other Building #1, or drive to end of 24th Street and park near carport for Building #1.

Investment Insights

Based on property information with market context.

This mid-century apartment property consists of two buildings with a total of seven units. Apartments feature vaulted ceilings, large view windows, fully contained kitchens, and bathrooms with showers, a sink, and a toilet. Interiors include wood wall paneling and low pile carpeting, along with vinyl flooring. Each unit includes carports and off-street parking. Heating is provided via wall heaters or baseboard heaters. Tenants pay utilities, while the owner pays water and sewer. The 380 Granite property, referred to as Building 2, has three units and includes double-pane windows; the upper building, Building 1, has four units and includes single-pane windows. The seller reports new roofs at multiple times for specific units and ongoing maintenance that includes cleaning roots out of sewer lines at Building 1. The listing notes there are no current inspections for the property, and that the sewer lateral is completed to City of Arcata standards for Building 2, while Building 1 remains ongoing.

The buildings are positioned within 50 feet of Cal Poly Humboldt’s campus and are almost directly across from Jolly Giant Commons. Single family ownership has been maintained since 1962.

For buyers seeking a residential income property, the unit mix and layout provide a consistent in-unit standard with distinct apartments throughout the complex. The seller indicates three units will be available on staggered dates: Apartment 1 is currently vacant (refurbished), Apartment 3 is scheduled to leave by May 30 with a re-rental planned for June 1, and Apartment 3A is scheduled to leave by August 31. All other leases expire June 1, 2027, except Apartment 4, which has a lease through the end of December 2026.
