This environmentally sustainable R&D lab-office building offers between 36,000 and 72,000 square feet of space, set within a scenic natural landscape overlooking wetlands and prairie. The building's design maximizes natural daylight, reaching 75% of all office and collaborative areas. It features controlled R&D environments on both floors with separate exhaust systems. The building is LEED Certified Silver and incorporates sustainable features such as a site with pervious pavement and natural landscaping that requires no irrigation, as well as green roofs with native plants. Energy consumption is reduced by 15% through sunshades, green roofs, natural daylighting, and occupancy sensors. Recycled and regional materials were used in the base construction. The office areas include 31 private offices, 122 existing plug-and-play workstations, two 12+ person executive conference rooms, an 18+ person board room, a 30+ person training room, six private call rooms, and a 100+ person town hall café and servery. The R&D areas feature controlled environment window-lined spaces, separate exhaust systems, secured lab area access, over 26 existing lab benches with base cabinetry, electric, plumbing, and shelving, and existing safety equipment including safety showers, eyewash units, and fire extinguishers throughout, as well as laboratory fume/chemical hoods.
