This property consists of 349 acres of sloping, forested land with mixed elevations and year-round water features, including about one mile of Baldy Creek frontage and additional frontage along Emigrant Creek. Access throughout the property is supported by a private internal road system already in place. A 4,000-square-foot metal building constructed in 2021 is served by substantial 600-amp electrical service, and a 25 GPM domestic well provides water; fuel reduction work has also been completed.

Conditional use approval from Jackson County has been obtained for operation as a youth camp under a Type 2 land use authorization. The approved program contemplates an overnight capacity of up to 100 youth participants with up to 25 staff or volunteers. The entitlement includes an approximately 8,000-square-foot lodge or common-use building for central dining, meetings, and indoor programming, plus sixteen cabins estimated at approximately 500 to 600 square feet each, and a designated caretaker residence.

Parking and overnight lodging elements are also approved, with 49 parking spaces for staff, volunteers, and visitors, along with a separate approval framework for additional parking. Plans further contemplate 30 yurt or bell tent sites and open activity areas for recreation, instruction, and group gatherings. Adult participation is permitted only as an accessory use and is limited to no more than 10% of total annual camper nights, while short-term rentals, public lodging, event venue use, and commercial campground operations are not permitted.
