Overview

These new construction industrial warehouse units feature an engineered design steel building insulated with poured interior concrete security walls. The rental units include a basic two-room office setup, separate men’s and women’s bathrooms, and a utility closet. The office walls are finished with drywall and painted a natural color to match the LVL tile floor, with a subtended ceiling and LED lighting. The office and restrooms have separate HVAC systems from the warehouse. The warehouse area is heated with infrared natural gas heaters and includes large industrial fans for air movement. The building has a 24' clear height and is fully sprinkled with an ESFR sprinkler system. Natural gas is metered by individual units. Each rental unit has one drive-in truck door measuring 14’ wide by 16’ high, and a loading dock door measuring 9’ wide by 8’ high, with a 45,000 lb. Blue Giant power pit style hydraulic dock leveler, and trailer seal and shelter units. All units have separately metered 480 volt, 3-phase, 600 amp, 4-wire main electrical, and high bay UFO style LED lights at 277 volts. A transformer steps down the power to 120/208 volt 3-phase for 20-amp 120 volts wall receptacles spaced throughout the unit and office area. The property is zoned I-2 Industrial and is located on Michigan Street / US Hwy 20 heavy truck route, two miles from IN-312 (Cline Ave), I-80/90/94. CAM and Triple NET costs apply for landscaping, mowing, snow removal, exterior lighting, fire hydrant/sprinkler system maintenance, fire extinguisher testing, property taxes, and building insurance. Trash and recycling are the individual tenant's responsibility. Nearby utilities include a NISPCO 30” natural gas pipeline, 138 kV and 345 kV electric transmission line, NISPCO 138 kV Roxanne Substation, 8” to 12” Loop City of Hammond Water System, ATT Fiber Optics, and Level 3 Communications Main Trunk Fiber Optic Lines.
