The property is an egg production and processing facility built in a 26,000 sq. ft. metal building on 30± acres of agricultural farmland. The operation is designed to manage a 24,000-chicken flock and includes a refrigerated egg room, a loading dock, office, and restroom. Building systems include blown fiberglass insulation in the barn side walls, central air conditioning for the office and restroom, and a cool cell system mounted on both sides of the building to control temperature and humidity. The production area includes a 1,500 sq. ft. egg packing room, with insulated ceiling and walls and mechanical ventilation that includes nine 54-inch air ventilation fans.

Flock housing features include 42,000 sq. ft. (approximately 27,000± on the south side and 15,000± on the north side) of roaming space for chickens to roam and scratch when temperature is appropriate, with the ability to extend the south-side roaming space for a more free-range setup. The facility includes an automatic drop-down feed system with 720 feeders, nipple waterers with cups (1,400±), flat-style nests (4’ x 2’) with automatic kick-outs, and an automatic scale to monitor bird condition. Eggs are delivered to an automatic egg packer via a double conveyor (2’ wide). Lighting includes 208 12-watt LED overhead bulbs plus an additional ALIS lighting system.

Power and utilities support includes a 400 amp meter and a mobile generator that can be hooked up to the facility if needed. Bulk feed tanks totaling 59 tons (24-ton and 35-ton) are mounted on a concrete slab on the north side of the building. Additional structures include a metal shop and an older wood hay barn on the property. The seller may consider including feed-making equipment and truck and trailer with the sale if an acceptable price is agreed upon.
