The building dimensions are 250 feet by 752 feet, with a 36-foot clear height to the bottom of the steel at the first column line. Typical bay sizes are 54 feet by 47 feet 6 inches, with a 60-foot speed bay. The core and shell building meets current ADA codes. There are approximately 129 car parking spaces and 83 trailer parking spaces. The property features 39 dock doors, each equipped with 9-foot by 10-foot doors with 3-inch tracks, vision panels, and 50,000 lb cycle springs. The manually operated and insulated (R-7) doors include weather-stripping. Each dock position has a 7-foot by 8-foot 35,000 lb mechanical dock leveler, dock bumpers, seals, dock lights, and outlets. Additionally, there are two motor-operated drive-in doors sized at 12 feet by 14 feet. The floor slab is seven inches thick concrete, and the structural frame is steel with structural concrete walls. Exterior walls are precast concrete sandwich panels, and the roof system is a fully adhered TPO roof with R30 insulation value. Fire protection is provided by an ESFR system. LED high bay fixtures provide 25 average maintained footcandles in the dock area, with the remainder of the facility receiving one light per bay. All fixtures have 6-foot whips and motion sensors. The electrical service is 3000 amps, 277/480 volt, 3 phase, 4 wire, located at the center of the building. The property offers easy access to the NJ Turnpike and regional ports.
