The building is approximately one-half mile from the Massachusetts Turnpike. The property can be delivered with 4,000 square feet available for an owner occupant, or up to 5,500 square feet in 2026 or 2027. The first-floor right tenant has a one-year option ending June 30, 2027, but it may be possible to obtain the space sooner if the buyer wants it before the option is exercised and the tenant agrees to relocate. The seller may leaseback half of the second floor for one or two years or vacate. There are approximately 30 parking spaces, possibly more, as some parts of the lot are unlined. There is potential for more income when common area square footage is added to new leases. The property includes a large pylon sign with the top spot available to the new owner. Seller financing is available with a 25% down payment, with terms to be determined.
