Overview

Established Feed Mill and Store

The Bohuslav Feed Mill has been manufacturing and producing agricultural products and feed since 1947. Originally founded in 1946 as a General Store and Gas Station, the Bohuslav Family purchased it in 1947 and expanded it to include a cotton gin and corn mill. It operated in that capacity until the late 1980s, and the Feed Mill and Store are still in operation today, providing all of your agricultural needs. Ideally located at the intersection of FM 532 and FM 1295 in Lavaca County, this area is rich in the cattle and farming industry, and agriculture has been and continues to be a large part of the way of life for the surrounding communities and the local economy. The mainstay of the property is the feed mill building which is approximately 6,000 SF under roof with concrete floors and includes a Fords feed mill manufactured by Myers Sherman Co. in Streator, Illinois 1956. The mill has been overhauled and is well maintained. The Mill building also includes 7 hopper bottom bins/tanks (3-2000 Bushel & 4-1000 Bushel with leg spouting and dust collection.) and is also connected to a 50,000 bushel (48 ft, 8 ring) corrugated steel grain bin by overhead auger. The other 2 significant assets to the property are the liquid fertilizer station and the 3000 sq ft store, originally the start of the landmark operation back in 1946. The sale includes the full-time business, working inventory and commodities in storage. Additional structures include a 30x120 Quonset building for storage with overhead auger system, a 40X90 warehouse for storage of grain, a 45x90 equipment storage shop, a 40x35 shop building, and a 30x30 equipment storage shop. The property also features a liquid fertilizer station with 5 fiberglass storage tanks with load out system, including Tank 1 with 150,000 gal, Tank 2 with 22,000 gal, and Tank 3 with 55,500 gal. A 150 sq ft scale house with a 2018 scale (serviced in 2018) is also present. The property has a water well and private septic.
