The Promenade, currently under construction with an expected completion in Q2 2026, is situated at the southwest corner of Central Avenue and Bulldog Drive, directly across from Central Park at Town Center. This high-visibility location is intended to be the center of Palm Coast, designed as a live, work, and play environment. The development will feature roof-top lounges, dedicated outdoor gathering spaces, a pool, pickleball courts, direct access to multi-use trails, and greenbelt views, with a design emphasizing pedestrian-friendly streetscapes. The first floor will offer approximately 57,000 square feet of commercial space suitable for retail, restaurant, medical, and office tenants. Units are available in sizes ranging from 1,500 square feet to 5,900 square feet. Above the commercial space, there will be 204 studio, one- and two-bedroom residences. The location is intended to serve the growing Town Center residential area, which includes approximately 1,500 single-family homes, townhomes, and apartments. The upper-floor apartments above The Promenade are expected to provide a built-in resident base, ensuring both daytime and evening foot traffic. The increasing residential and employment base in the Town Center area is expected to drive demand for dining, daily-service businesses, and convenience retail. The walkability, outdoor amenity spaces, and integration with trails and greenbelt are intended to create an elevated customer experience, enhancing its appeal as a destination. The planned tenant mix is designed to be flexible, accommodating both large anchors and boutique businesses, with opportunities for anchor restaurants, upscale cafés, or service-oriented businesses such as salons, spas, and fitness centers.
