The mixed-use development at 7303 West McNichols Road is planned to reimagine the southern block of West McNichols Road between Prairie and Monica Streets in the Bagley/Fitzgerald community. This project aims to catalyze economic activity in the area by introducing housing units and unique commercial offerings. The development's design elements will promote the rich cultural and entrepreneurial history of the corridor. West McNichols has received significant investment from the City of Detroit and the State of Michigan. Recently, McNichols Avenue underwent a streetscape program to improve the roads and sidewalks, including expanded sidewalks to accommodate more space for businesses and pedestrians, as well as sidewalk-level bike lanes separated by landscaping. The area is home to the University of Detroit-Mercy. Strategic Neighborhood Fund planning has included West McNichols, with $172 million allocated to neighborhoods throughout the city of Detroit. The development intends to enhance the walkability of the community by fostering a creative and inviting environment that complements ongoing investments and plans for the corridor, creating a retail destination that prioritizes the community’s needs and interests. McNichols has traffic counts of 20,000 vehicles per day. The available retail space is 1238 square feet and offered for rent.
