Broomfield Warehouse and Flex Spaces
Multiple warehouse and flex spaces are available for lease, suitable for office, retail, warehouse, manufacturing, or gym uses, zoned L-1. Operating expenses, which include insurance, management fees, property taxes, electricity, trash and recycling, water and sewage, building maintenance, landscaping, and snow removal, amount to $9.50 per square foot. The initial introductory rate is $9.50 NNN for Year 1, $12.00 NNN for Year 2, and $12.50 NNN for Year 3, with a minimum lease term of 3 years and a 3% annual increase thereafter. Unit 7A features a large open office, warehouse, or retail showroom, a reception area, two closed-door offices, a private bathroom, and a kitchen, with access to a shared loading dock with leveler. Unit 8B is an open warehouse with full HVAC, a drive-in door, and access to dock-high loading. Units 10A-D offer warehouse/flex spaces with full HVAC, divisible from 1,660 square feet, with drive-in doors, providing up to 9,879 square feet of contiguous space. Unit 11B includes a reception area, closed-door office space, a private bathroom, and a large warehouse with a roll-up door. Unit 11D is an open warehouse with 3 office spaces, a 10’ roll-up door, and an 11' clear height. Yard space is available for immediate lease, suitable for commercial or industrial uses, including vehicle or equipment storage. Up to 15,449 square feet of contiguous space is available, plus a 2,500 square foot yard featuring grade-level and dock-high loading. Note that the yard square footage is not included in the 15,449 square feet.
