Downtown Office Tower for Lease

TC Energy Center, designed by Philip Johnson and John Burgee, is a 56-story office tower located at 700 Louisiana Street in downtown Houston. The building encompasses 1.25 million square feet of office and retail space and is linked to the Downtown Houston tunnel system. The interior and exterior of the building is sheathed in rough textured Napoleon red granite, quarried in Sweden and finished in Italy, with even the surrounding sidewalks composed of the same granite. The lobby features an 18-foot high 1914 Seth Thomas clock. The entrance from Louisiana Street is a seventy-five-foot high, arched granite doorway. The granite stonework soars upward to 102 feet, 10 stories, and includes intricate details. Three of the lower office tower floors are bisected by the archway and connected by pedestrian bridges. On-site amenities include a coffee bar serving Starbucks, Murphy’s Deli, and Glamour Newsstand and Sundry Shop. Phase I of an extensive renovation program has been completed to create a full-service restaurant space on the ground floor of the former Western Union building in the NW corner of the Building lobby. Phase II renovations are underway, including a coffee bar, tenant lounge and tenant conference center on the ground floor in the former bank lobby. Two half-floor mezzanine levels with glass fronts will be added for creative office space. A fitness center for tenants is being constructed on the second floor of the Western Union building with direct elevator service from the lobby, featuring state-of-the-art equipment, locker rooms with showers, and towel service. Destination dispatch elevators using the Otis Compass Plus system are being installed in each office elevator bank. Lynn Wyatt Square for the Performing Arts has planned improvements to become a visitor-friendly outdoor green space with a restaurant and additional entertainment areas. The property offers 370756 square feet for rent.
