Overview
This property presents a unique opportunity to own a turn-key camp facility with a strong history, previously owned and operated by the Girl Scouts for over 100 years until 2025. Nestled in western Pennsylvania, minutes from Butler, the property offers potential as a private resort, campground, or Airbnb resort area. The gated entrance leads to a tree-lined driveway, enhancing the natural privacy provided by over one mile of the meandering Connoquenessing Creek and the railroad tracks. The creek is suitable for canoeing, kayaking, and fishing. The camp features a 4,500 square foot dining hall with a seating capacity of approximately 125, equipped with a commercial kitchen, two walk-in coolers/freezers, a range, dishwasher, storage area, office, and restrooms. A stone fireplace accents the dining area, and six mini-splits installed in 2024 provide heating and cooling. An in-ground swimming pool, measuring approximately 36 feet by 72 feet, includes a sliding board and a block building with locker rooms, a utility room, showers, and restrooms, all enclosed by a 6-foot high chain link fence. Adjacent to the pool is a splash pad, approximately 24 feet by 49 feet, with a 3-foot concrete walkway perimeter, also enclosed by a chain link fence. Two lodges are available for year-round activities. Mary’s Lodge, a 3,500 square foot loft-style residence hall, features an open floor plan, activity room, fireplace, restroom, kitchen area, bunk rooms, and office on the main floor, with two bunk rooms and two restrooms with showers on the second floor, sleeping 36. The Haven, a 2,100 square foot single-story cabin-style residence, includes an open floor plan, activity/lounge room with a fireplace, kitchen area, four bedrooms, and bathrooms with showers, sleeping 22. It is equipped with air conditioning. Additional structures include the Trails End Building, a 700 square foot single-story wood building with an open floor plan, fireplace, and electric, along with five Yurts (1-16’ and 4-20’) that sleep 32 campers, and a nearby bathroom with showers. Other buildings include an amphitheater, shower houses, a horse stable, a maintenance garage, and a storage garage. Multiple pavilions with concrete floors and built-in grill areas are located throughout the camp, each averaging 22 feet by 34 feet, along with elevated wood platforms for tent camping, accommodating an average of 30 campers per site. A unique 100-foot suspension bridge provides access to the Orchard Log House, estimated to have been built in 1790, and a boat launching area. The Corral Lodge, a 36-foot by 50-foot wood structure with a concrete floor, electric, and a fireplace, offers a large indoor space for activities and recreation. A timber inventory conducted in March 2026 estimates 425,068 board feet of timber, dominated by red oak, mixed oak, and white oak.
