Situated between the Childress Municipal Development District Industrial Park and the former Childress Country Club property, the land is divided into two potential development areas by a railroad line. The western portion, adjacent to the Industrial Park, is suitable for office/warehouse facilities, contractor shops, equipment yards, storage facilities, or other commercial or light industrial uses. The eastern portion, bordering the former golf course, presents an attractive setting for residential development, including single-family homes, residential subdivision development, or executive homesites. The property has electric lines on all four sides of its exterior boundaries, and gas and city water are available at the southeast corner. Topography is sloping on each side with 50 feet of total elevation change. The zoning is agricultural, and prospective buyers should verify zoning and development requirements with the City of Childress. There is a gas pipeline easement across the northwest corner and an older gas line running across the middle of the property from west to east.
