In 2016, Hulmeville Borough granted variances for the current owner to build a 6000 sq ft warehouse facility, a project placed on hold in 2021 due to the pandemic. These prior approvals demonstrate the Borough's willingness to consider future redevelopment consistent with LIC zoning, and may still be valid. Buyers are responsible for their own due diligence, including environmental testing, engineering, and Hulmeville Borough zoning and approvals. The Bucks County Redevelopment authority may also be able to apply for grants from the state of Pennsylvania to help with any mitigation or development of this land. Applications to apply for grants are due to the authority in early spring 2026 and if approved, funds would be released in late 2026.
