South Fork RV Park and Lodge
Located in the heart of South Fork, Colorado, the Rainbow Lodge and RV Park is a resort-type property with mountain views. The property consists of approximately 4.29 acres across four parcels. It features a motel with 10 single-level rooms, constructed between 1964 and 1968, and four apartments, including a 3-bedroom/2-bath manager's apartment, a 2-bedroom/2-bath apartment, a 2-bedroom/1-bath apartment, and a 1-bedroom/1-bath apartment. There is also a lobby, a leased commercial retail space of approximately 1200 square feet, and an oversized garage/workshop. Guest and motel laundry facilities are available, equipped with both guest and commercial washers and dryers. Seventeen furnished cabins, built between 1937 and 1967, and 33 RV spaces with full hook-ups, including electricity (15 -30 AMP, 18 50 AMP), internet, water, and sewer, are also on the property. A newer well house with water treatment equipment is situated next to a recreation/event building that includes an event room with a kitchen and two restrooms. Additional amenities include a fish cleaning station, firepit and grill areas, and a fenced dog run area. The entrance to the motel and cabins 14, 15, and 16 is paved, while the driveways to the cabins and RV spaces are gravel. The cabins and rooms have been updated with repairs, flooring, painting, furniture, and new fixtures. The property has frontage along Highway 160 and State Highway 149. The RV spaces are typically rented from May through October, and two wells provide water. Sewage is managed through the South Fork Sanitation District system. The property is suitable for investors or a family business, with potential for long-term residential rentals, short-term motel rooms, and seasonal RV resort space rentals. The lobby could be converted into a retail space for additional income.
