Tract 2 totals 145 +/- acres and includes timbered draws, rolling grasslands, a pond, and a newer shed with a concrete floor, offering exceptional hunting. Tract 1 is located south of KS-58 HWY, while Tract 2 is located north of KS-58 HWY. Tract 1 has paved KS-58 HWY running along the northern and eastern borders of the property. The cropland on Tract 1 is roughly 75-80% tillable with a combination of both bottomland and upland crop soils present. Cropland on the property is composed of roughly 65% bottomland soils and 35% upland soils. Bottomland crop soils are of good quality, being composed of approximately 70% Reading Silt Loam class I soils and 30% Ivan Silt Loam class II soils. Upland crop soils are of average quality and are composed of class II Dennis Silt Loam soils. FSA records indicate 73.93-acres of cropland on this parcel, however, crop acreage appears to map closer to 68-acres based on mapping software.
