A high-elevation area on the westernmost section of the parcel is suitable for a single lodge or approximately 3 to 5 residential sites. Access from Highway 183 to the high-elevation area appears to require travel over a section of AE Floodplain. Much of the parcel lies within the Floodplain. The value of standing timber has not been evaluated.
