    The Pines Hotel, located in Smithville, Texas, is zoned Central Business District (CBD) and situated within the Commercial Historic District. Constructed in 1910, this three-story building encompasses 10,800 square feet. Originally built by the Hill family, it served railroad workers and traveling salesmen, featuring a 16-car garage on the first floor. The hotel ceased operations in 1968 but has been used for other purposes since. The property includes two sets of development plans. One set of plans is for 7 apartments on the top two floors, a rooftop garden and retail on the first floor. The second set of plans is for an event venue with lodging on the top two floors and a rooftop garden. These plans have not undergone the required Third Party Review for permitting. The single-story cafe on the west side of the building, known as "Honey's Diner" in the movie Hope Floats, was also the location where Dan Rather spoke to the Lions Club in 1967. The adjacent building, Honey's Diner, is also available for sale.
