This is a subdivision offering tracts of land with trees, privacy, and space. The location provides easy access to Highway 76, situated south of Blanchard and west of Dibble and I-35. The land is zoned for agricultural use. A minimum build size of 1600 square feet is required. Any builder can be used, subject to plan approval by a building committee. Barndominiums are permitted with approval. Mobile, manufactured, and prefab homes are not allowed. Outbuildings up to 50'x60'x14' are allowed with the building committee's approval. Plat details front, side, and rear set-backs. Subdividing any lot is prohibited, but purchasing adjacent lots and building over the lot line is permitted. Only one residence is allowed per lot. Well and septic systems (aerobic or lateral) will be needed and must be approved by the DEQ. Horses, cattle, sheep, goats, pigs, and chickens are allowed.
