    This 800-acre tract is situated in the Atchafalaya Basin, a recognized waterfowl and bottomland hardwood region. The property's location between rice and agricultural production fields and the Atchafalaya River system places it within a major migratory flyway. Species commonly observed in the region include wood ducks, teal, mallards, and gray ducks, as well as other seasonal migratory waterfowl. It also plays a significant role in wildlife movement, particularly for deer and small game. Access is provided along Misty Creek Road on the north side of the Bayou Courtableau Outlet Channel, also known locally as the Grimmett Canal. This canal runs along a ridge that presents potential development opportunities for camp construction or staging areas. Bayou Courtableau and the Grimmett Canal contribute overflow and backwater flooding, naturally inundating portions of the tract and creating holding areas for waterfowl. A portion of the timber was harvested in 2012, and the resulting regrowth has created a varied age structure that benefits deer cover and small game habitat while still supporting waterfowl use in lower areas. The property includes timber, development, and flowage easements. From the centerline of the Grimmett Canal, 700 feet on either side are free of easements, allowing for greater development potential within that corridor. The property is located south of Highway 190 between Port Barre and Krotz Springs, with approximate travel times of 45 minutes to both Baton Rouge and Lafayette, and about 1 hour and 15 minutes to Alexandria. Nearby access to Henderson Lake and Indian Bayou further expands recreational and ecological connectivity.
