Overview

The Brooks North Ranch, encompassing 157.94 acres, is located approximately 13.5 miles south of Cross Plains, Texas, and approximately 18 miles northwest of Brownwood, Texas, and 6.5 miles north of Lake Brownwood. The property is split by graded CR 129 and consists of two tracts: 127.95 acres on the north side and 29.99 acres on the south side. The northern tract is mostly level to gently rolling, draining east and north, with native, improved, and cultivated pastureland. Approximately 75 acres of raw, uncleared pasture feature a heavy canopy of hardwoods, including mesquite, cedar elm, and oak trees. The southern tract features an elevated ridge running north to south, draining north and east, and is completely wooded with a heavy hardwood canopy. Grass turf is in excellent condition, with species such as Little Bluestem, Big Bluestem, Sideoats Grama, Arizona Cotton Top, Silver Bluestem, Texas Winter Grass, and Buffalograss. Elevation changes approximately 120 feet, from 1,660 feet on the southwest side to 1,540 feet on the north-central side. Structural improvements include a 30' x 40' (1,200 sq. ft.) barndominium with an 880 sq. ft. living area featuring two bedrooms, one bath, concrete floors, and central heating and air, plus a 15' x 40' covered area/carport. There is also a small 320 sq. ft. garage. To the east of the house is a 20' x 60' three-sided steel equipment shed with a gravel base floor. The property includes pipe livestock working pens with a covered squeeze chute and alley. Water is provided by a rural water line and 7 small earthen stock tanks. The ranch is fenced and cross-fenced with barbed wire and steel T-post construction, and has two pipe entrances off of CR 129. Hunting opportunities include Whitetail Deer, turkey, hogs, dove, and quail. Multiple deer blinds and feeders will convey with the sale.
