The first phase, breaking ground in February 2023, features a 200,000-square-foot rear-loading concrete tilt-wall facility, scheduled for completion in early Q4 of 2023. The building includes 32-foot clear height, 54-foot by 46-foot column spacing, 200-foot bay depth, 40 dock doors, ESFR sprinklers, and high bay LED lighting. As of December 2022, Marucci Sports will occupy 100,000 square feet of Building 1, leaving 100,000 square feet available for lease. Future phases can accommodate up to a 600,000-square-foot single-tenant, cross-dock facility, multiple 200,000-square-foot front or rear load facilities, or a single-tenant facility of 200,000+ square feet with 10-plus acres of outdoor, secured, and stabilized yard. The site is located less than 1,000 feet from an Entergy-served electrical substation. The park is located in Geismar, Louisiana, in Ascension Parish, and is positioned between Interstate 10 exits 177 and 173, less than two miles from Interstate 10. It is located between Baton Rouge and New Orleans and 75 miles east of Lafayette, within 90 minutes of the three largest MSAs in Louisiana. It is also within 60 miles of the Port of New Orleans and 25 miles from the Port of Greater Baton Rouge. Drainage and stormwater management are in place. All zoning and entitlements are in place. Industrial outdoor storage space is available.
