This former grocery cold storage facility is undergoing redevelopment by a new owner. Lease areas range from approximately 75,000 square feet up to 135,000 square feet. There are two office areas of approximately 2,500 square feet and 6,000 square feet. The refrigeration system has been removed. Based on available information from the previous owner, the facility was designed to offer the following areas: a high rise freezer (-5 degrees F) of approximately 19,000 square feet, a bulk freezer (-5 degrees F) of approximately 36,000 square feet, an ice cream freezer (-25 degrees F) of approximately 2,000 square feet, a bulk cooler (28 degrees F) of approximately 34,000 square feet, and dock space (40 degrees F) of 44,000 square feet. Two existing office areas include restrooms. Eave heights range from 23 to 27 feet in most areas but peak at 60 feet in the high rise section. Two stacker cranes can be put back online in the high rise area, potentially adding upwards of 40,000 square feet. A Canadian Pacific Kansas City (CPKC) spur is in place to the edge of the building and can be extended. Multiple suites range from approximately 40,000 square feet up to the entire facility, but the owner prefers a minimum lease area of 75,000 square feet. Installation of a new roof was completed in September 2024.
