The building features a renovated entry, lobby, and elevators with a modern aesthetic. Designed by Clinton & Russell, the building shares Renaissance-derived ornament and proportions. The first 11 stories were completed in 1904, with a two-story penthouse added in 1916 for artist Jules Guerin, who created murals for the Lincoln Memorial partly at this location. In 1925, a second penthouse was added for Governor Al Smith, featuring a nominal nightclub known as the Tiger Room. Smith supported the construction of the Empire State Building and watched its rise from this location in 1930-1931. The building features two penthouses which serve as office space for tenants. The property has air-cooled tenant-controlled air conditioning. Recognized for its architectural and historic significance, 304 Park Avenue South was entered in the National Register of Historic Places in 2005. The property is offered with work.
