Louise Restaurant Opportunity on I-59
This new build restaurant, encompassing approximately 6,000 square feet, is situated on a 2-acre tract at a prominent corner of Interstate 59 in Louise, Texas. Positioned along the 59 North corridor, it is located approximately one hour from downtown Houston. The Regulator restaurant has a maximum occupancy of 500, and all equipment and supplies are in place. The commercial kitchen features new, stainless steel ovens, char broilers, griddles, stoves, fryers, power burners, vent hoods, and storage shelving, along with a walk-in cooler, a refrigerator, and a freezer. The bars are equipped with large ice machines, soda fountains, a six-tap keg cooler, barware, and glassware. The restaurant includes tables, chairs, bar stools, and other furniture, as well as dishware, utensils, and other kitchen supplies. Individual air conditioners provide zoned HVAC according to room usage. The property is wired for internet and POS and has a full security system with surveillance cameras throughout, monitored from the main office. It features a western saloon with a live music stage with cedar-lined walls for optimal acoustics and wired for sound and lighting, a Mexican Cantina with a Tequila Bar, and an Irish Pub with a five-foot fireplace appointed with custom woodwork. There are three dining rooms that can be partitioned off depending on guest traffic or for special events, and an African fire pit room for cigar smoking and a brandy lounge. A large outdoor beer garden and sports bar are also included. The parking lot features new crushed limestone with block edges. Propane is plumbed for all gas appliances.
