Star Retail Development Opportunity
A new retail development project is under construction at Star River Ranch, offering opportunities for ground lease and build-to-suit options. Pad sites ranging from 0.64 to 3.84 acres are available, with build-to-suit options spanning from 2,000 to 12,500 square feet. The site provides unobstructed visibility and easy access at a new signalized intersection, along with on-site parking and pylon signage. Potential uses include retail, drive-through restaurants, and service-type tenants. The location is just west of the intersection of West State Street and Highway 16. The area has thousands of newly platted residential and commercial units within a 5-mile radius. The site is positioned at the gateway to downtown Star, near Albertsons, Bi-Mart, Ridley’s, Cafe Rio, US Bank, Capriotti’s Sandwich Shop, Teriyaki Madness, McDonald’s, Starbucks, Pizza Hut, Domino’s, Les Schwab, and O’Reilly Auto Parts, as well as other local and national retailers, restaurants, medical service providers, schools, and new mixed-use developments. Taco Bell and Exxon are also joining the development. The projected population for 2029 is 96,490, with 33,317 households, a median household income of $128,421, and a median age of 40.
