Section 4 consists of 59,853 square feet, including 59,453 square feet of warehouse space and 400 square feet of office space. It is equipped with three 9’x10’ dock doors, one 14’x16’ drive-in door, 20’-30’ clear height, 25’x60’ bay spacing, wet pipe sprinklers, and LED lighting, with 3 phase/480V/2,000 KVA electric service. The property is located in Effingham’s industrial park, offering quick access to Interstates I-70 and I-57. It is adjacent to the Effingham Railroad, a shortline operator of 8 track miles, with connections to Canadian National and CSXT. A rail spur could be added to connect to the Effingham Railroad.
