Overview

Michigan Wooded Parcel For Sale

This 288-acre wooded parcel is located in Hematite Township, in Iron County, in Michigan's Upper Peninsula. The secluded land borders thousands of acres of CFR land. The East Branch of the Net River, a Class 2 trout stream, is one mile to the east. This river contains walleye, crappie, bluegill, and northern pike. The northwestern section touches a tributary of the Fox Farm Creek, which flows through the Fox Farm Lake and into the Fox Farm River, a tributary of the West Branch of the Net River. Cable Lake is approximately six miles to the southwest, the Net River Flooding is about three miles to the northwest, and Shank Lake is approximately five miles due east. Moose tracks are frequently spotted throughout the parcel, while deer, black bear, bobcat, grouse, woodcock, and snowshoe hare thrive in this natural sanctuary. Eagles, owls, hawks, and numerous songbird species inhabit this area. The parcel is located eight miles north of Roy Koski Trail No. 111 and Trail No. 18. Approximately 39 acres of this property are taxed at the ad valorem rate, and may be buildable. About 249 acres of this property are enrolled in the Michigan CFA Program, which provides a tax incentive to landowners to retain and manage their forestland for long-term timber production and to provide foot access to the public for hunting, trapping and fishing. CF landowners pay a specific tax, with the CF specific rate for 2022-2026 being $1.35 per acre annually. No buildings or improvements are allowed in the CFA Program area.
