This 826-acre tract of land is located in the Atchafalaya Basin, south of Hwy 190 between Port Barre and Krotz Springs. It is approximately 45 minutes from Baton Rouge and Lafayette, and an hour and 15 minutes from Alexandria. The property has water access on three sides and offers access to Henderson Lake and Indian Bayou (U.S. Army Corps of Engineers, 28,000 acre Federal Refuge). It is situated between large tracts of rice and agriculture fields and the Atchafalaya River, an area known for waterfowl. Misty Creek Rd. provides access along the north side of the Bayou Courtableau Outlet Channel (Grimmett Canal), which has development opportunities. The land is suitable for establishing duck holes, with water from Bayou Courtableau and the Grimmett Canal flooding the low areas. A portion of the tract also receives backwater from Henderson Lake during high water events. The property has timber, developmental, and flowage easements. Timber was cut in 2012. There are no easements 700 feet on both sides from the center of the Grimmett canal, allowing for development. The owner retains mineral rights.
