The property offers deer, duck, squirrel hunting, and fishing. This tract is located between large tracts of rice and agriculture fields and the Atchafalaya River. The area is known for holding concentrations of waterfowl species, including Wood Duck, Teal, Mallards, and Grays. Misty Creek Rd. provides access along the north side of the Bayou Courtableau Outlet Channel (Grimmett Canal) on a ridge that has development opportunities. The location is suitable for a camp, with access to duck holes that could be established on the property. Water from Bayou Courtableau and the Grimmett Canal floods the low areas during low water. A portion of the tract also gets back water from Henderson Lake during high water events. The Atchafalaya Basin contains bottomland hardwoods, swamps, bayous and backwater lakes. Located south of Hwy 190 between Port Barre and Krotz Springs, the property is about 45 minutes from Baton Rouge and Lafayette and an hour and 15 minutes from Alexandria. Timber has been cut in 2012. From the center of the Grimmett canal 700 feet on both sides has no easements and can be developed. Owner retains mineral rights. Property has timber, developmental, and flowage easements.
