Nebraska Ranch Land with Irrigation
Located southeast of Hay Springs, Nebraska, the Weyers Pastures offer 1,198.61± acres of land with native grass, water resources, and wildlife habitat. The property includes a 32± acre irrigated tract with water rights. The main body of the ranch consists of 1,166.61± grass acres divided into four pastures, supplied by solar wells. There are three registered livestock wells. Two of these wells feature newer tire tanks. The 32± acre irrigated tract includes 26 certified irrigated acres (NRD) and an older side-roll irrigation system that has been unused in recent years. Mature trees surround the perimeter, creating a shelter area, load-out pasture, or calving/holding trap, and providing access to the ranch. The ranch has historically been run as a summer grazing operation and is estimated to support 80-100 cow/calf pairs over a 5.5-month grazing season. Interior fences are in very good condition. Exterior fences are workable. Soil types include Orpha, Jayem, Dunday, Valentine, and Vetal sandy loams and fine sands. Four solar wells serve the ranch. The 32-acre tract carries 26 irrigated acres. Access is 13 miles south of Hay Springs on Hwy 87, 6 miles of paved 440th Road, 1 mile of paved 390th Lane, 1 mile on 448th Trail, and a short dirt approach. The southern half of the property consists of canyons, breaks, and timbered draws, creating habitat for mule deer, whitetail deer, turkey, and upland game. The 32-acre access tract includes 26 irrigated acres with Niobrara water rights, full perimeter fencing, a full perimeter tree shelterbelt, and an unused side-roll irrigation system. It is an ideal location for a headquarters, barn, or home site. Hay Springs is an agricultural community with grocery, fuel, and essential services, an excellent K-12 school system, local cafes, a steakhouse, and hometown businesses.
