Secluded Land with Timber Investment
This large, secluded 502-acre tract of land offers a sense of wilderness serenity. The topography includes plateau-like areas, valleys, and slopes. Two streams, Alder Run and Kettle Spring Run, converge on the property and flow toward the West Branch Susquehanna River. The land presents multi-faceted opportunities for timber investment, secluded off-grid cabin development, hunting, and recreational use. Areas on the ridge could be opened to create views. The property features a 2-acre opening in the southwest corner suitable for development into a food plot. The land is stocked with various oak species, including white oak, chestnut oak, red oak, black oak, and scarlet oak, providing acorns for wildlife. The property is primarily wooded with hardwood, some hemlock, and a small quantity of pine. It has been at least 20 years since the last timber harvest. Mountain Laurel is prevalent throughout the property. A timber inventory indicates an estimated 625,737 board feet (Doyle Scale) of sawlogs, primarily oak. Oak volumes include 111,616 BF of white oak, 105,755 BF of red oak, 97,580 BF of chestnut oak, 46,847 BF of scarlet oak, and 26,212 BF of black oak. There is also 118,263 BF of soft maple, with remaining species consisting of miscellaneous hardwoods, hemlock, and pine. The stand offers a diversity of smaller diameter trees to marketable sawtimber. Former logging trails can be reestablished for logging or recreational hiking and ATV use. Access is provided by a legal easement granted to the Seller by the Court, beginning at the end of Sylvan Grove Road and proceeding north to the southwestern corner of the property. The road has a locked gate and is shared with other landowners. Coal, oil, and gas rights are not included in the sale, but the seller is receptive to offers for the buyer to purchase them with the surface.
