Homesites are designed for the lowest building elevation to be approximately twelve vertical feet above the 500-year floodplain elevation. The floodplain area may be utilized for active recreation space with an approved permit. Public water is located within the Yadkin Road ROW, and public sewer is located along the northern, western, and southern property lines. The City of Raleigh Greenway is located on the southern side of Crabtree Creek, one mile to North Hills shopping, 0.5 miles to North Hills Park, and 0.5 miles to Glenwood Place (restaurants and office). There is no Neighborhood Conservation Overlay or Residential Infill Compatibility Rules. The seller has paid a fee-in-lieu to the City of Raleigh for future sidewalk installation by the City. The City will require the buyer to install four street trees prior to the issuance of a building permit. The seller will provide a boundary and topo survey, site plan, grading plan, and utility plan. The property is zoned R-4.
